• Landmark collects and analyzes information to fully review a project for feasibility, marketability, highest and best use, profitability and the overall appeal of the project.

  • Once Landmark completes the feasibility review and decides to accept a project, Landmark will work with its engineers to prepare conceptual designs for the project.

  • When the conceptual design is completed, Landmark prepares a proposal with financial estimates for the landowner to review.

  • Landmark and the landowner then negotiate and put in place a development contract.

  • Once the contract is in place, Landmark assembles its team of experts to complete wetland delineations, site assessments, site plans, boundary surveys, topographic surveys, road designs, legal representation and any other services needed to approve the development.

  • Landmark and its team, again, at Landmark's expense, will attend the preliminary meetings with the town and state agencies, and present the project to the planning boards, zoning boards, Department of Environmental Services, the attorney general and any other required agencies.

  • Landmark manages every step of the project and mitigates as much of the risk as possible so the project will be completed properly and in a timely fashion, and the owner will not have the cost and other burdens associated with developing the land himself or herself.

  • Landmark's affiliate, The Masiello Group Real Estate, will market and sell the property to a builder who is properly qualified to complete the project as planned to help insure that the owner will receive the highest possible value for the property at the time of the closing.
